THE HOUSE
The house at Nymarksvej 16 was originally built in 1962. In 1978, an extension was added, giving the house its current living room, adult section, and basement. We bought the house in the spring of 2018, and much has been done since then.
The basement has undergone a complete renovation, and the entire garden has been rebuilt. The entrance, garage, terrace, bathrooms, utility room, and all bedrooms have also been completely renovated. All exterior façades have been insulated and fully redone as well within the last five years.
We are very happy living in the house and enjoy our time here, both indoors and outdoors. We hope you will enjoy your stay here as well.
ELECTRICITY
You find the main circuite board (rebuild in 2021) in the the utility room. If you experience any issues (we have never had any) please contact us and we can guide you or call an electrician.
WATER
The house runs entirely on electricity (green energy). Heating and hot water are provided by our three Panasonic heat pumps/air conditioning systems:
Air-to-air unit in the living area (can also be used to cool the house on hot summer days).
Air-to-air unit in the basement (please do not turn this off, even if it feels warm outside, as it runs continuously to prevent condensation in the basement).
Air-to-water unit in the utility room, which supplies underfloor heating, hot water, and heating in the bedrooms.
You should not need to adjust anything. If you experience any issues, please contact us, as everything is operated remotely via the cloud.
You may occasionally experience a shortage of hot water if, for example, the bathtub is being filled while someone is taking a long shower at the same time. The heat pump has a capacity of 250 liters at 55°C (approximately 500 liters at bathing temperature). You can check the water temperature in the utility room.
The system reheats water continuously, but in some cases, you may need to wait 20–30 minutes if 5–6 people shower one after another. If you take showers between 00:00 and 05:00, please note that the heat pump runs at reduced capacity, so hot water may be used up more quickly than during regular hours.
The system will automatically adapt to your usage and typically learns new patterns within 1–2 days if your usage differs from ours.
NEIGHBORS
On one side of the house in no. 14 live Kurt and Bodil, an older married couple. We have a good relationship with them and often have a chat when seeing them.
On the other side, No. 18, The owner of the house lives elsewhere, and therefore the house and garden have been untouched for several years. The car is kept in the garage and the light is on 24 hours a day but no one has lived there for the past 7 years. There is a family of foxes living in the area who like to stick to our and the neighbour's garden.
We have a good relationship with the other people who live on the road. They are nice people - primarily elderly couples or families with small children. Everyone greets everyone and we often talk to our neighbours. We will let the nearest neighbourghs know when we are doing exchanges, so dont hesitate to say hello!
